Rebuilding the Pre-Construction Process: Provision’s AI Co-Pilot Is Changing How Projects Are Estimated

Provision Software Corporation (“Provision”), a Toronto-based AI technology company, is developing tools that empower pre-construction professionals to work more efficiently and profitably. Provision’s AI co-pilot helps teams quickly locate information across complex project documents, identify risks and opportunities, and uncover scope gaps, ultimately improving accuracy in construction projects.

 

Billions of dollars are lost each year to pre-construction errors, ranging from design flaws to scope misunderstandings and inaccurate estimates. Provision’s AI co-pilot was created to address this costly challenge. “We originally started to help reduce risk across projects,” said Provision co-founder, Luigi La Corte. “But we found that estimators had the biggest incentive to get this right. Now, instead of just identifying risks, we help pre-construction teams cut the time it takes to prepare accurate estimates.”

 

Founded in 2022 by La Corte and Brendan Ardagh, Provision recently raised a C$9.8 million seed round, led by Cercano Management, with participation from Y Combinator, One Way Ventures and several angel investors. In announcing its funding, Provision also unveiled the launch of Scope Agent, its first product designed to assist contractors in creating project “scopes of work” with unprecedented speed and accuracy.

 

Underscoring Provision’s success is a broader industry shift toward domain-specific AI solutions, as existing large language models often fall short in handling specialized tasks. As Semyon Dukach, managing partner at One Way Ventures, noted, “Luigi and Brendan saw that the generative AI chatbots that contractors were turning to weren’t capable of extracting cost estimates from complex documents, so they built a solution.”

 

Provision is already partnering with some of the largest construction firms in Canada and Europe, including Acciona, Bird Construction, Colas, EllisDon and PCL Construction. Provision plans to expand its ten-person team by eight additional hires. With Canada’s construction industry poised for growth, Provision’s progress comes at an exciting time, positioning it to play a vital role in shaping the future of how projects are planned, priced and executed.
